The Coach House Reinvented

The Project and Vision

The project aims are to sympathetically refurbish this iconic building into a sustainable low low-carbon, eco-friendly, contemporary 21st-century home using modern materials and techniques that complement and respect the original design.

The Coach House project isn’t merely a structural renovation; many incredible interior and exterior features are going to be installed by a team of master craftsmen, including stonemasons, carpenters, joiners, electricians, and landscapers, all finished to the highest standard. From a state-of-the-art kitchen to a stunning floating oak staircase with a stylish glass balustrade, it’s a far cry from its former state as a commercial building and a true transformation. Finishing touches include smart home integration throughout with an entertainment system in all recreational areas, including the external terrace, as well as lighting throughout and energy-efficient ASHP supplying hot water and underfloor heating, complemented with the latest ventilation technology.

The Coach House demonstrates an innovative design and impeccable craftsmanship is a perfect example of how to modernise a Victorian Coach House.

Architectural History of the Building

The Project Site is located within the Bristol suburb of Clifton, 1km northwest of the City Centre and the Clifton and Hotwells Conservation Area (Character Area 5 – Victoria Square and Queens Road). The site is situated centrally within the conservation area and comprises a typical example of a Regency Style Villa with a well-preserved converted Victorian Coach House and Stable in the new Tudor style to the rear. By the mid-19th century, Clifton and Hotwells had evolved from a largely rural community to a thriving area favoured by wealthy professionals living in large houses.

The Coach House is a building classed as a Building of merit and one of the last buildings of its type in Clifton, Bristol, with its Arts and Crafts exterior mostly unchanged since 1890 when it was first built.

By 1903 (2nd edition ordnance survey map) a small outbuilding/outhouse had been constructed in
the northeast corner of the former formal gardens. By 1949 a small extension appears to have been
added to the Coach House, against the northwest elevation, leading from the harness room
(although the map is not clear). Both buildings have since been removed.
